Start with price and bedrooms, then compare the building, location and view. This collection shows active condos marked Completed in the Cabo San Lucas MLS zone, with the lowest asking prices first.
The Cabo Corridor, including many El Tezal developments, uses a separate MLS zone and is outside this collection. Search condos across all areas in the complete MLS. MLS construction status is a starting point; confirm the unit’s condition, documents and readiness for your intended use before buying.

Look beyond the listing photo
Start with an ordinary day. Do you want to walk to dinner, spend time near the beach, or have more separation from the busiest streets? Then visit the actual route between the condo and the places you will use.

Check the actual access to the sand, which amenities are included and whether any club or resort access costs extra. A sea view alone does not establish beachfront ownership or convenient beach access.
Compare views with the drive into town, road condition, parking and the stairs or elevator needed to reach the unit. Visit the terrace at the time of day you expect to use it.

Compare the complete picture
Compare the asking price and the ongoing expenses together. Before making an offer, request the documents and estimates for the specific condo you are considering.
Confirm the amount, currency and payment schedule, what the dues cover, reserve funds and any approved or proposed special assessments. Review the building’s maintenance needs and meeting records.
Budget for electricity, water, internet, insurance, property tax and maintenance inside the unit. Ask which services are already included in the HOA charge so you do not count them twice.
Request a written closing-cost estimate for your purchase. If a bank trust is involved, include its setup and annual fees. Your closing professionals should confirm the requirements and amounts that apply.
A low asking price or low HOA charge alone does not show which condo is better value. Compare condition, services, reserve funding and recent comparable sales.
Answers before you shortlist
Use the current asking prices above to see what is available in your budget. An overall average mixes very different locations, sizes and buildings. For a buying decision, compare similar units and request recent sold comparables, alongside HOA fees and property condition.
No. An ocean-view condo may be on a hillside or separated from the beach by roads or other properties. Verify the view from the particular unit, the legal access route and the real walk or drive to the beach. MLS view labels are supplied by the listing office and should be checked during a visit.
A completed unit lets you inspect the actual space, building and surroundings. Don generally starts buyer shortlists with completed properties. You still need to investigate ownership documents, building condition, services and HOA finances. Completion by itself does not settle every buying question.
Check the condominium’s current rules, minimum rental periods, guest policies and any applicable requirements before relying on rental income. Ask for documented expenses and rental history where available; an advertised income projection is not a guarantee. BIR represents buyers and sellers and does not offer property management.
