Begin with what you want to build

A lot for your home, or land for a development?

These are different searches. A large parcel is not automatically a development opportunity, and a smaller residential lot is not automatically ready to build. Evaluate the intended use before deciding which asking prices are comparable.

Residential lots & homesites

For your own home, focus on the space you can actually use: the building envelope, slope, driveway, views, privacy and outdoor living. Compare the complete cost of getting the site ready with the cost of buying a finished home.

  • Confirm legal access and the route for construction deliveries.
  • Check water, electricity, drainage and wastewater arrangements at the lot.
  • Review setbacks, height limits, community design rules and any building deadlines.
  • Budget for surveys, design, approvals and site preparation alongside the house.

Start with what buyers want, the prices they will support and a realistic funding plan. Then test whether the site, allowed use and infrastructure can support that project.

Compare town access with hillside views and privacy. A steep lot can require substantial engineering and retaining work; review the driveway, buildable envelope and community rules before comparing price per square meter.

Look beyond the view and asking price

What should you check before buying land in Cabo?

Title, boundaries & access

Have the ownership documents, registered interests, survey and parcel boundaries reviewed. Confirm a legal right of access as well as a usable road. A line on a map or a track across neighboring land is not enough to resolve those questions.

Water, power & services

Ask for evidence of existing connections and capacity. If services are proposed, establish who is responsible, what approvals are needed, the cost and the delivery timetable. A power line nearby does not confirm a connection to the lot.

Use, design & restrictions

Confirm the use you intend, building limits, setbacks, subdivision conditions and community rules. Ask about environmental review and any coastal restrictions relevant to the site. Have a local professional check the requirements for the actual parcel.

Slope, soil & drainage

Inspect the terrain and stormwater routes. Obtain appropriate survey and engineering advice before assuming the whole parcel is usable. Include retaining structures, grading, road work and drainage in the budget.

Total cost & timing

Compare purchase and closing costs with design, approvals, infrastructure and construction. Allow for carrying costs and delays. The lowest land price does not necessarily produce the lowest finished-home cost.

Market fit & alternatives

For development, compare the proposed homes with current buyer choices and realistic selling prices. For a personal home, compare building with buying a completed house. Request relevant sold comparables before deciding what to offer.

Questions about buying land in Cabo

How much does land in Cabo cost?

The listings above show current asking prices across different locations and parcel sizes. Compare similar access, services, terrain, views and permitted use. Price per square meter is useful only when you also understand how much land is usable and the cost of preparing it.

Does “land for sale” mean it is ready to build?

No. Establish title, legal access, services, permitted use and the approvals your project needs. The MLS land category and a marketing description are starting points for investigation, not evidence that a particular home or development is approved.

Can foreign buyers purchase land in Cabo?

Ownership structure depends on the property and intended use. Read BIR’s buying guide, then have your notary and legal adviser confirm the appropriate structure and title documentation before committing to a parcel.

Does an oceanfront or ocean-view listing include beach access?

Do not assume it does. Verify the boundaries, legal access route and restrictions affecting the property. Visit the site and investigate the coastal conditions that matter to your plans.

Should I buy a lot or a completed home?

Buying land lets you explore a home designed around your needs, but adds planning, approvals, construction decisions and delivery risk. Compare a realistic total project budget and timeline with completed homes in the same area before choosing.
