The Los Cabos golf directory lists the Vidanta course in San José del Cabo. Properties in the surrounding golf district do not automatically include resort or golf membership.
Ask for current HOA dues, the approved budget, reserves and any announced assessments. Confirm parking, storage, pets and rental rules for the actual regime and phase. Compare the building and shared systems as carefully as the unit.
Check the floor, stairs or elevator access, terrace orientation and noise at the time of day you expect to be home. Verify which listing photographs show the unit being sold and which show common areas. Tell Don whether this is for full-time living, seasonal use or another purpose.
Compare roof and exterior condition, cooling, water storage, electrical systems and drainage. Consider who will maintain the property when you are away. A private pool and garden can add enjoyment as well as ongoing costs.
Walk the stairs, check parking and storage, and test the route to everyday shopping. If a house is in a managed community, ask about its rules, dues and any separate club arrangements. Compare the finished property with your actual needs, not simply its bedroom count.
Start with a survey, the parcel’s legal status, permitted use and any community design requirements. Ask qualified professionals to assess setbacks, terrain, access and restrictions for the project you intend. An attractive asking price does not answer these questions.
Account for professional work, approvals, utility connections, access improvements and terrain-related construction. Compare the total estimated project and timetable with completed alternatives. Keep the land purchase decision separate from assumptions about future resale value.
Compare suitable properties with a clear budget and intended use, then request the documents and inspections relevant to the purchase.
