Property condition & systems

Inspect the roof, waterproofing, plumbing, electrical systems and air conditioning. Review water storage and filtration, hurricane protection and any generator. Include repairs and replacements in your budget.

Monthly & annual expenses

Ask for electricity and water bills, property tax, insurance and any bank-trust fees. Budget for pool and garden care, pest control and someone to check the home when you are away.

HOA & community obligations

Confirm dues, assessments, reserve funding, rental rules and architectural restrictions. For a home with no HOA, clarify who maintains access roads and shared services.

Questions about buying a home in Cabo

How much does a home in Cabo cost?

The current asking prices above show the available choices in each budget. Compare similar locations, land and home sizes, condition and views. For an offer, request recent sold comparables and ownership costs; an average across all Cabo homes is too broad to value one house.

Why does this collection start with completed homes?

You can inspect the actual house, outdoor spaces and neighborhood. Don generally begins with completed properties so buyers can evaluate what is already there. The MLS completion label still needs to be checked against the property’s condition, documents and services.

How do I judge a price reduction?

A reduction from an earlier asking price does not by itself make a home good value. Compare current alternatives and recent comparable sales. Read Don’s approach to the Los Cabos market, then ask for an individual property comparison.

Should I choose a house or a condo?

A house may give you more control over privacy, gardens and outdoor space, with more maintenance to arrange. A condo may share some upkeep through the building’s HOA. Can a foreign buyer purchase a home in Cabo?

Can I rent the home when I am not using it?

Before relying on rental income, verify the community’s rules and the requirements for your intended use.
