A completed label is not a guarantee: confirm the property’s condition, documents, utilities and any HOA obligations. We consider preconstruction selectively, with particular attention to the developer’s record of completing projects and financial capacity to deliver through slower sales or rising costs.

Compare the view from the spaces you will actually use

Ocean-view homes can face the Pacific, the bay, the Arch or the marina. The outlook from an upper terrace may be very different from the kitchen, principal bedroom or pool deck. Open the photographs, then verify those perspectives during a showing.

  • Outdoor living: compare usable shade, wind exposure, privacy and space for dining or guests.
  • Layout: check whether stairs separate the garage, main living area and bedrooms. A hillside setting can deliver a view while affecting daily access.
  • Surroundings: look at neighboring buildings and undeveloped parcels. Ask what information is available about possible changes nearby.

Oceanfront, ocean view and marina view describe different settings. None of those labels alone confirms beach access, swimming conditions or permanent protection of the outlook.

Balance a Cabo view with practical everyday access

Start with the actual drive from the property to the marina, shopping and the places you will visit most. Hillside roads, parking, guest access and the entrance to a community can matter as much as the distance.

What does an ocean-view house cost to maintain?

Ask for the property’s actual utility and maintenance history where available. Consider air conditioning, pool equipment, landscaping, water storage, filtration, insurance and repairs. Exposure to salt, sun and wind makes the condition of exterior finishes and equipment worth inspecting.

For a house within a community, confirm HOA dues, included services, reserves and assessments. For a property without HOA dues, identify which maintenance and services you will arrange yourself. No HOA does not mean no ownership expenses.

Do these listings include marina-view houses?

Yes. This collection includes the MLS primary-view categories Ocean, Oceanfront, Arch and Marina. The listing retains its actual category so you can compare the setting you prefer.

Are all of these houses ready for immediate occupancy?

No. Completed describes construction status. Confirm condition, furnishings, utilities, occupancy and the agreed possession date for the specific property.

Can I search for a private pool as well as an ocean view?

Review the property photographs and listing details for a pool, and tell Don that it is a requirement. This collection does not treat a community pool as a private pool or assume that every ocean-view house has one.

How do I compare price reductions?

Compare the current asking price with similar recent sales and available alternatives. A reduction from a high original price does not by itself establish value. Ask Don to explain the evidence for the houses on your shortlist.
