Los Cabos Areas & Communities

Where should you buy in Cabo? Compare the towns, corridors and Pacific coast by the life you want to lead, then explore local guides and suitable properties.

Which area fits your everyday life?

Start with an ordinary week: groceries, work or school, exercise, restaurants and time outdoors. Decide which trips you want to walk and which you are happy to drive. A neighborhood label alone does not establish beach access, services or the costs of ownership.

The Pacific-coast towns and East Cape broaden your options beyond the two Cabo towns. La Paz is included as a separate Baja Sur alternative.

El Tezal or Pedregal: what should you compare?

These are two different starting points near Cabo San Lucas. El Tezal belongs to the Cabo Corridor in MLS; Pedregal CSL is a community within the Cabo San Lucas MLS zone.

Choose the condominium community as carefully as the condo

Compare the specific phase, HOA responsibilities, parking, storage, rental rules and amenities currently operating. The building’s finances and maintenance affect your ownership experience as much as the interior of the unit.

Five questions to answer before choosing an area

  1. What will an ordinary day look like? Test the routes to the places you expect to use, including at busier times.
  2. Which setting suits your use? Compare full-time living, a seasonal base and a property you may rent between visits.
  3. What does the property cost to own? Review HOA dues, assessments, insurance, utilities, water, maintenance and any separate memberships.
  4. What is there today? Distinguish completed homes and operating amenities from promised delivery, and investigate nearby construction.
  5. What could change? Ask about neighboring land, roads, services and the obligations you would take on.
