Beachfront Properties for Sale in Los Cabos and the Pacific Coast
Start with properties described as oceanfront in the MLS, then confirm their exact beach position and access. Compare the coastal setting, ownership responsibilities and practical use before deciding what belongs on your shortlist.
Choose your beachfront search
Oceanfront is the MLS field used for this starting selection. It may describe an ocean-edge location rather than direct frontage on a sandy beach. We do not treat that field as proof of beach frontage, legal access or safe swimming.
Which properties are available?
Listings update automatically from the MLS. Narrow the choices, choose your price order and open photos and details here without leaving your selection.
Why are we showing only completed properties?
We start with completed properties so you can inspect the actual residence, compare its condition and surroundings, and see which services and amenities are operating. This reduces exposure to construction delays, unfinished amenities and a developer’s need for future sales or progress payments to finish the project.
A completed label is not a guarantee: confirm the property’s condition, documents, utilities and any HOA obligations. We consider preconstruction selectively, with particular attention to the developer’s record of completing projects and financial capacity to deliver through slower sales or rising costs.
Search all property types, locations and construction stages on the complete map.
Checking current availability…
Confirm actual beachfront position. These matches are described as Oceanfront in the MLS primary-view field. That label can contain errors and does not prove direct beach frontage, access rights or swimming conditions. Ask Don to confirm the property’s exact position before relying on it.
No current public MLS listings match this selection. Try a broader search, clear a filter or ask Don for alternatives. This does not establish that no properties are available privately.
Asking prices are in US dollars, not sold prices. MLS information is supplied by listing offices and may contain errors. Confirm availability, fees, inclusions and property details with Don.
What does beachfront ownership involve?
Inspect the exact coastline in front of the property. Sand, rocks, elevation, public access and swimming conditions can differ even within one area. Confirm the boundary and any applicable coastal rights or concessions with qualified professionals.
For a residence, evaluate salt exposure, exterior maintenance, storm preparation, drainage and insurance options. For land, have professionals review buildability and coastal restrictions before relying on a conceptual plan.
What does the condo really cost to own?
Ask for current HOA dues, the approved budget, reserves and any announced assessments. Confirm parking, storage, pets and rental rules for the actual regime and phase. Compare the building and shared systems as carefully as the unit.
Which unit is right for your use?
Check the floor, stairs or elevator access, terrace orientation and noise at the time of day you expect to be home. Verify which listing photographs show the unit being sold and which show common areas. Tell Don whether this is for full-time living, seasonal use or another purpose.
What should you inspect beyond the living area?
Compare roof and exterior condition, cooling, water storage, electrical systems and drainage. Consider who will maintain the property when you are away. A private pool and garden can add enjoyment as well as ongoing costs.
How does the house fit daily life?
Walk the stairs, check parking and storage, and test the route to everyday shopping. If a house is in a managed community, ask about its rules, dues and any separate club arrangements. Compare the finished property with your actual needs, not simply its bedroom count.
What can you actually build?
Start with a survey, the parcel’s legal status, permitted use and any community design requirements. Ask qualified professionals to assess setbacks, terrain, access and restrictions for the project you intend. An attractive asking price does not answer these questions.
What belongs in the full project budget?
Account for professional work, approvals, utility connections, access improvements and terrain-related construction. Compare the total estimated project and timetable with completed alternatives. Keep the land purchase decision separate from assumptions about future resale value.
Prepare for the next step
Compare suitable properties with a clear budget and intended use, then request the documents and inspections relevant to the purchase.
