What does an ocean view mean for a condo?

A wide terrace view, a glimpse between buildings and a marina outlook offer different experiences. The MLS view label is a useful starting point; the actual view from your living room, bedroom and outdoor space matters more.

  • Compare the exact unit and floor. Community photographs may show a different elevation or common area. Ask which photos were taken from the unit being sold.
  • Check the outlook in person. Notice nearby buildings, undeveloped land, road noise, afternoon sun and how much of the terrace you can comfortably use.
  • Separate view from beach access. An ocean-view condo may require a drive to the beach. An oceanfront label does not establish safe swimming or unrestricted access.

Ask about nearby development and the documents relevant to the property. A view photograph alone cannot establish that a view will remain unchanged.

Which location fits the way you will use your condo?

Compare convenience as carefully as scenery. For frequent marina visits or dinners in town, check the actual route from the building. A short distance on a map can involve hills, stairs, traffic or parking that changes your daily experience.

What should you compare besides the purchase price?

Request current HOA dues, the approved budget, reserve information and any announced assessments. Confirm which services are included and which remain your responsibility. Ocean exposure, shared elevators, pools and landscaping can create maintenance needs that are not obvious from listing photographs.

Review the rules for pets, guests and any intended rentals for the specific condominium regime and phase. Check operating amenities, parking and storage rights, and the condition of the building as well as the unit.
